* Buyer (pre-closing) Inspection. This inspection is designed to protect the buyer by finding potential problems and safety issues with the property before the contract is finalized. This is a great time to have the current owner take care of such problems, or negotiate the final sales price to help cover the cost of any repairs needed.
* Seller (pre-listing) Inspection. This inspection is designed to find potential problems and safety issues in order that they can be addressed before there is a buyer. With this, there are no surprises when it come to the selling process.
* Phase Inspections (for New Houses) - This inspection is broken into 3 stages.
1. The Pre-Pour Inspection. This inspection is completed at the time the foundation is ready to be poured. At this time the foundation preparation is inspected including the footings, the re-enforcement cables or rebar, the plumbing, the vapor barrier, and much more including a check of the thickness of the concrete to be placed.
2. The Pre-Drywall Inspection. This inspection is completed at the time the home is ready for drywall, but the drywall is not hung. At this time we can inspect things such as the framing structure, the plumbing, the electrical, the insulation, etc., before it is covered and thus harder to inspect.
3. The Final Inspection. This is completed after the builder is said to be complete, but before the home is occupied. This inspection lets us look everything over to let the builder know of anything that needs attention.
* 11th Month Inspection. This inspection if for homes that have a warranty. The inspection is timed about 1 month before the warranty expires. This inspection gives us a chance to go through the home completely and have a list of potential problems to give the builder so he can take care of these before the warranty expires.
